Rent vs buy calculator
Compares your net worth after buying versus renting and investing the money you'd otherwise put into the house. Pre-filled with U.S. typical home value and rent.
How the comparison works
The buyer pays the down payment and closing costs, then the mortgage, property tax, insurance, maintenance and HOA each month, and sells at the end (paying selling costs). The renter invests the cash the buyer put down, and each month invests whichever amount the buyer spent above rent (or the buyer invests the savings if renting costs more). Net worth at the end decides the winner.
