BRRRR calculator
Buy, rehab, rent, refinance, repeat. See how much of your cash comes back out at the refinance and what the property earns afterwards.
How a BRRRR works
You buy a property below value, renovate it, rent it out, then refinance based on the new after-repair value (ARV). Lenders typically lend 70–75% of ARV on a cash-out refinance of an investment property. If the new loan covers what you spent, your cash is back in your pocket for the next deal, and any money left in the deal is what your return is measured against.
